Twice a year a wonderful thing happens here in Arizona…Restaurant Week!! If you don’t know what I am blabbering about you are missing out!
It is your chance to checkout over 200 participating restaurants in Phoenix and Tucson. I am still struggling with trying to squeeze 115 restaurants (the number participating in the Phoenix Metro Area) into only 7 nights because I want to go to everyone of them!! You can ask any of my family, friends, colleagues, dogs and they will all unanimously tell you that food is one of my hobbies.
After reading about my overwhelming excitement about Arizona Restaurant Week, you might now be wondering what the heck is it?
It is your chance to partake in a prix-fixe dinner for $20, $30 or $40 per person at some of the most talked about food establishments in Arizona. If you are lucky some of these dinners even include a glass of wine. You can’t beat the price and the restaurants really go out of their way to impress you.

I can’t believe I am about to admit this … I , come on Sheresa just say it…I watch Oprah.
It is one of my dirty little secrets. Now that she isn’t on everyday, I have been going through withdrawals. But low and behold she owns two TV networks so I can still get my fix.
I caught an episode of Super Soul Sunday (since regrettably football season is over) with Dr. Brené Brown.
Guess what I learned? ( I know generally Educational TV is an oxymoron but I must be special!)
Every person needs a MABF? Do you have one? Do you have any clue what I am talking about? A Mouse And Bird Farm?
You were close but take another guess…Move-A-Body Friend. (If your last name is Soprano and you are in the Mob, this is all your “friends” so just skip to the end.)

This is a friend you can call no matter the time, you tell them you need them and they will be there. The only questions they might ask are, “Does my ski mask have to match my shoes and do I need my own shovel?’.
The real story is benign and doesn’t involve disposable cell phones or rubber gloves. (Can you tell I have a slight addiction to the ID channel?)
I can’t help you find a MABF but here are a few houses to buy with pools and sport courts to increase your likelihood of making new friends!

Wipe that bead of sweat off your brow and get a fresh pair of Depends. I am alive and kicking writing this anecdote and enjoying a frosty one. This email proves that the Dead Man Switch is working and you won’t miss that nonsensical monthly email from me.

I digress…Did you know that YOU can send emails after you pass away? Who knew?? I saw this on the news and no I wasn’t watching TMZ.
I was intrigued enough to do further research. Can you believe there is actually a market for this?
There is one in particular called If I Die . They will send emails composed by you to friends, family, or that co-worker you have been “dying” to tell off.
It can either be a heart felt note or an alert letting your spouse know your laptop password is “69STRKNkD!”. No need to be embarrassed now!
The service I mentioned above is free and apparently there are ones you pay for (Don’t your credit cards get turned off after you kick the bucket?). You can set them up to send years after you are departed. You forgot their birthday while they were alive but in death you have the memory of an elephant!
Most of these services offer a free trial period. That is something that makes me go hmmmmmm. I am slightly busy to fake my own death and trigger the Dead Mans Switch. I guess I will just trust that the service works!
I regrettably can’t sell cemetery plots but I can sell you some prime Arizona Real Estate that will make you think you have died and gone to heaven. Arizona Better Than Heaven Properties!

4-26-2012: I got an update!!

Does anyone else find this utterly useless? I am sure my clients will feel very comforted after the closing has been delayed a week and this is the response. I have been using every social media outlet I have available to me to get someone to place urgency on this issue. I believe BLB Resources has now blocked me from posting on their Facebook Page. Every time I try, it forces me to leave the page. That is a great way to address the issue! Can anyone help? At least get us a Close of Escrow date?
4-25-2013: And yet here we still sit… This was the update from the title company today :
We are still waiting for the deed from the bank to HUD to be recorded. An request for an update was sent 4/23 no response as of yet.

Why after a week are we still waiting? This should not take a week for a deed to record. We still don’t have a Close of Escrow date? What am I supposed to tell my clients?
The title company asked for an update 2 days ago with no reply? Is this how important homeowners are to big companies? They can’t even take the time to respond but want my clients to put their lives on hold.
Can anyone help us?????
4-17-2013: Title state says that the email was received from the bank. They acknowledged that they will be taking care of the lien. Grand Canyon Title isn’t sure when BofA will send the funds and transfer the title.
We still need a closing date! The closing docs are at title Help us close!!
Update:
I have been informed that the lien has been paid!! Thank you Bank Of America. Now we need Bank Of America to release the Deed to HUD and the HOA fees to be approved. Let’s “git er done”. Can we still close this week (docs are at title!)? I believe in miracles!!

My clients can’t close on their house because of a lien in the amount of $4,366 that Bank Of America needs to pay. Do you want to be the ones to tell that family pictured below; this is the reason they can’t move into their new home?
 Cynthia, Aaron and Grant Vietor Need Help Getting Bank Of America to Pay the Tax Lien so their home purchase can move forward.
Here is the first post concerning my clients Aaron and Cynthia Vietor.
The gist of the issue is they can’t close on their home that has been in escrow for 45 days because Bank Of America won’t pay the tax lien on the home so it can have a clear title.
My amazing title Guru, Lalena Piro from Chicago Title, dug in and received the following update for me:
It appears that it is an action to have the redemption of Certificate of Purchase No 08014830 paid. Item 1 of schedule b section 1. If the taxes are paid, they should release Lis Pendens.
I called the Hendrix Law Firm and they confirm that Bank of America N.A., (the seller in your file) has been billed with no response to date.
The amount to release parcel 205-15-191 2 / Lot 98 parcel 3B at North Canon Ranch is $4,366.00
The closing agent and Grand Canyon is probably working on the approval from the REO Seller to pay this amount. If you haven’t I would pose these questions: Has this amount been reflected on the HUD and submitted to the Seller for approval?
She isn’t even working on this file but wants to help!! Would you like to see the response I received from Grand Canyon Title who was chosen by the seller to be the title company?

Just one of the many reasons why buyers should be able to choose their OWN PREFERRED title company. Maybe one that will work on the side of my BUYERS to get something like this resolved since it has been an issue since March 6th, 2013??? Instead of us hearing about it for the first time last week…
The end result we are hoping for is my clients can move into their new home.

HELP!!
My clients Cynthia and Aaron Vietor(and don’t forget their son Grant!) are supposed to close on 3546 W Mariposa Grande, Glendale Arizona on the 20th of April.
 Cynthia, Aaron and their son Grant.
They wanted to close early. When requesting to close early we were informed their is an issue with a deed. The deed is still showing in Bank Of America’s name vs HUD?? Isn’t this something that should have been RESOLVED before putting the home on the market? My client’s ultimately have a contract with a party that isn’t even on title as the legal owner?
I am now being informed there is a Lis Pendens that was placed on the property on March 6th, 2013.
It is April 16th, 2013. Why am I the selling agent just now hearing about this?? If Grand Canyon Title, HUD, Bank of America knew about this problem for over a month…Doesn’t it seem logical is should be RESOLVED.
My client is ready to move into their new home. I can’t even give them a date on when this will be resolved.
Can somebody, anybody please help to resolve this issue?

Ok Jeff I am not clear on how the old seller will be able to help us clear up the title issue. I understood that the title issue was that HUD was not listed as the current owner, however, yesterday Tina sent us an email outlining that the problem was that a Lis Pendenswas placed on title on March 6th of this year. Is that not the case? Then I spoke to Lisa yesterday and she told me that the figures needed from the HOA are in but HUD will not review and approve because they are not properly on Title. Can someone please confirm this?
Tony, I have copied you on this email because you are the branch manager and perhaps you will be able to help escalate and correct the many issues with this transaction. Docs are at title and the loan is locked, however we are now in jeopardy of losing our lock on the loan. Who will compensate the buyer for the cost of the lock extension. Tony, whatever you can do to help us resolve this issue, will be greatly appreciated!
